HAL-PE was contracted to design the mechanical, electrical and plumbing systems on this first phase of a four-building project. The 20-story tower consists of 16-story condominium built atop a 4-story parking garage. Three additional buildings, along with a marina, will be added to the complex in subsequent phases. The master plan calls for at least 200 condominiums and 130,000 sf of Class A office space.
Currently, Southshore consists of the first tower with 73 units covering approximately
173,600sf, a 175,000sf parking garage, a clubhouse and swimming pool atop the
garage. HAL-PE engineers had to work with local companies for all new utility services to the development. All new primary electric had to be provided to the site and existing utilities relocated under the scope of work. The flexible design of the units allow the
individual owners the opportunity to customize their space to meet their needs
with lighting and low voltage requests.
The elevator main elevator shaft and the stair towers are equipped with pressurization systems integrated into the fire alarm system to control smoke migration during a fire. HAL-PE provided the complete design, wrote a testing procedure, and administered the testing of the systems.
The emergency system consists of two generators located on the second floor of the
garage to avoid the flood plain. All emergency life safety systems, not limited to the voice notification of the fire alarm system located in the fire command center, were designed by HAL-PE.
